Working with the studio

Do you design as well as build?

Yes, and only together. The studio draws the room, prices the drawings line by line and builds them with its own team. We do not take on build-only work from someone else's drawings without redrawing them first, and we do not hand our drawings to another contractor. Why the drawing and the build sit at one desk.

Can you work from drawings I already have?

We can start from them. A scheme that arrives from another designer or architect is drawn again in the studio before it is priced, so that the drawings we build from are ours and the price is built from something we can stand behind.

Do you work with architects?

An architect's scheme is treated like any other drawing that arrives from outside: it is drawn again in the studio before it is priced, so the set we build from is ours. The studio can also draw the scheme itself, including the drawings a planning application needs.

What kinds of project do you take on?

Residential and commercial. Kitchens, bathrooms, whole-house refurbishments, extensions, loft conversions and new builds; restaurants, bars, offices and shops. The same team draws and builds all of them. The nine services.

Where do you work?

Across the United Kingdom. Kashmiri Karahi is in Slough, and the studio travels to the site wherever it is.

The price

How much does a project cost?

It depends on the drawings, which is why the price comes after them. Every project is priced line by line against the signed set, so the figure describes your room rather than an average one. We do not publish rates or typical budgets.

When is the price fixed?

Once you have signed off the drawings. The price is written against them line by line, so what is in it and what is not is on paper before anything is ordered or any work starts on site.

What is not in the price?

It is written down. The priced schedule lists what is included and what is excluded, line by line, and you have it before anything is ordered. If a question is not answered by the schedule, ask it before signing; the answer is added to the schedule.

What happens if something changes during the build?

It is drawn and priced before it is built. A variation is a change to the signed drawings: drawn, priced, agreed with you, then built, in that order. Nothing is changed on site and priced afterwards.

On site

Who is on site?

The team that priced the drawings, and the person who drew the room. That person is on site while it is built and stays until handover. The site is never handed to a second contractor.

How long does a project take?

The build programme is written with the price, trade by trade, from the first day on site to the keys, so you have the timescale in writing before work starts. How long that is depends on the drawings, and we tell you once we have seen the site. The six stages.

Do you handle planning, building regulations and party wall?

Yes, as part of the same job. Whether a scheme needs a planning application is checked before the design is fixed, and we prepare the drawings for it. Structure, insulation, drainage and means of escape are drawn to meet the building regulations, with inspections booked into the programme. Where the work touches a shared wall, notices are served before the build starts.

Can we live in the house while the work is done?

Often, yes. A refurbishment can be phased room by room with the house lived in around it, and the programme says which rooms are out of use and when. A whole-house strip-out is easier with the house empty, and we say so at the brief. Refurbishments, in one go or room by room.

Commercial

Can you build around an opening date?

Yes. The programme is set around the date you need to open or trade, we coordinate the kitchen contractor and the other trades within it, and the room is handed over snagged, cleaned and ready for first service. Restaurant fit-outs.

Do you build to a landlord's requirements?

Yes. A commercial fit-out is drawn and built to the landlord's requirements, from the shell to the signage, and priced line by line before anything is ordered. Commercial fit-outs.

After handover

What do I receive at handover?

The room, snagged and cleaned, with the final drawings and the finishes schedule, so it can be looked after for years. Aftercare comes from the same team, through our property maintenance service.

What if something needs fixing later?

Call the studio. A repair is a phone call, and anything larger is drawn and priced before it is done. For the rooms we built the drawings and the finishes are on file, so a matching tile, paint or fitting is found rather than guessed. Property maintenance.
